Cosmetic work
Owners can do cosmetic work without approval. This includes day-to-day work such as:
- installing or replacing hooks, nails or screws for hanging paintings or other things on walls
- installing or replacing handrails within your lot
- interior painting
- filling minor holes and cracks in internal walls.
- laying carpet
- installing or replacing internal blinds and curtains
Cosmetic work DOES NOT include:
- work involving structural changes
- work that changes the external appearance of a lot
- work that detrimentally affects the safety of a lot or common property, including fire safety systems,
- work involving waterproofing or the plumbing or exhaust system of a building in a strata scheme,
- work involving reconfiguring walls,
- work for which consent or another approval is required under any other Act
Note:
- It is an owners corporation requirement to schedule cosmetic works of a lot with the building manager and in some cases pay a bond.
- It is an owners corporation requirement that all contractors hold public liability and workers compensation insurance. You will be required to provide the relevant documentation.
